The Town of Davie building department, which the town calls its Building Division, issues permits and runs inspections from 8800 SW 36th St. Call 954-797-1111. Two town offices decide what you can build in Davie. The Building Division issues building, roofing, electrical, plumbing and mechanical permits and sends out inspectors. The Planning and Zoning Division checks that a project fits the zoning and the Land Development Code, and handles site plans, variances and rezonings, which go to the Planning and Zoning Board and then the Town Council. Both sit at the town’s campus at 8800 SW 36th St.

The division no longer accepts paper permit applications, and it does not create permits emailed to individual employees. In person, only the application is needed; an owner-builder must bring the application in personally.

Applying for a permit

Since Jan. 12, 2026, the Building Division has required every permit application, and every other building service request, to go through its Online Application Submittal system, linked from the Building Division page. The town posted a step-by-step online walk-through (PDF) and recorded demonstrations.

The division says that when the job value on an application is $100,000 or more, a drop-off or application fee must be paid before the permit is routed to review.

After you file in OAS, an email invitation arrives from ProjectDox to upload plans and documents. Check your spam folder. Upload the required documents from the permit’s checklist and follow the ProjectDox instructions on file types and names, or the permit cannot be processed.

Walk-through permits are taken Wednesdays from 8 a.m. to 10:30 a.m., in person or online. The town lists which permits qualify in its walk-through requirements.

Paying fees. Do not pay until you get the confirmation email with the balance; the fee shown in eSuite is not final. Pay through the link in that email, by Visa, Mastercard or Discover at 954-797-1111, or by check payable to the “Town of Davie” with the permit number, mailed or dropped off at 8800 SW 36th St., Davie, FL 33328.

To check the status of an existing permit or look up permits on an address, use the town’s permit portal.

Before you file

  • Check the contractor. Florida licenses most building trades. Look up any contractor on the state Department of Business and Professional Regulation’s license search.
  • Check the zoning first for fences, sheds, pools, additions and home businesses (see below).
  • County approvals. Some projects also need Broward County sign-off, such as environmental review. The town’s submittal checklists list which ones.
  • Homeowners’ association rules are separate from town rules. An HOA approval is not a permit, and a permit is not an HOA approval.

Zoning: what can go where

Every parcel in Davie has a zoning district and a future land use designation. Look yours up in Davie Information Maps, the town’s online GIS, which has zoning and future land use layers. The rules for each district are in the Land Development Code, part of the town’s Code of Ordinances on Municode.

Rules on lot size, setbacks, fences and animals differ by district. Call Planning and Zoning at 954-797-1103 before you buy or build if you are unsure.

Rezonings, variances and site plans

Bigger changes follow a public process:

  1. Development Review Committee. Town staff review site plans before they go to a board.
  2. Planning and Zoning Board. Holds public hearings and makes recommendations. It meets at 6:30 p.m. in the Palm Room of the Pine Island Multipurpose Center, 3801 S. Pine Island Road. Agendas posted for 2026 include Jan. 13, Feb. 10, April 7, July 14 and Aug. 11.
  3. Town Council. Makes the final decision on rezonings, land use changes and most site plans. It meets the first and third Wednesday of the month at 6:30 p.m., also at the Pine Island Multipurpose Center.

Hearings on a single property, such as a variance, follow the town’s quasi-judicial procedure, which is printed at the front of each board agenda. Agendas and staff reports are posted in the town’s agenda center.

Inspections

Once a permit is issued, schedule inspections one of three ways:

  • Automated phone line: 954-797-1128 or 954-797-1129. You need the phone access code and inspection code on the inspection sheet in your permit package (a letter-size page with the town seal at top left), not the permit card.
  • OAS: fill out an inspection request. Incomplete requests are declined.
  • eSuite: schedule and see results. Type the full permit number, for example 2022-00008490.

Requests received before 4:30 p.m. go on the next business day’s schedule. A request made on a Friday, weekend or town holiday is treated as received the next business day, and the inspection happens the business day after that. To narrow the time window, call the operator at 954-797-1111 or your inspector after 8 a.m. on inspection day. For roofing inspections, the division asks for an OSHA-approved ladder set up and secured to the roof. Keep the permit card on site, and do not cover work before it passes inspection. A project is not finished until it has a final inspection, or a certificate of occupancy for new buildings.

What this means for you

  • Paper and walk-in filing has given way to online submittal; start at the Building Division page.
  • Look up your zoning in Davie Information Maps before planning a fence, pool or addition.
  • Watch the Planning and Zoning Board agenda for projects near you, and speak at the hearing.
